PROJECT BACKGROUND

 

 

Adaptive reuse and hospitality as new production typology. 

 

This project aims to adapt the Kowloon Flour Mill into a toys recycling center coupled with and hostel accommodation.

By collecting toys, the intention is to re-value their re-use characteristics within new user typologies and aesthetic value.

By breaking the boundary between hospitality and recycling it allows for guests to engage at

selected moments with the recycling process at various levels of reuse.

Appreciation as well as recycling awareness re-scripts the overall hospitality experience,

harmonizing industrial processes with stylistic aspects, appropriate participation and

promoting the new communication between the guest and toy recycling industry aesthetic. 

這個設計的目的是把九龍麪粉廠蛻變成一個結合玩具回收中心和酒店的地方。透過收集廢棄玩具,以另一種姿態和概念,

再重新給予玩具全新的價值。把酒店和回收兩者看似毫不相關的概念打破,

讓客人參與部分玩具回收的過程並使他們對香港七、八十年代的玩具製造業加深認識,

以另一種方式去體驗不一樣的香港,重新塑造酒店住宿體驗。

CONCEPT

 

 

Communication between the guest and toy recycling

 

The mills have divided into hotel rooms, lobby, F&B silos, circulation silos and recycling area.

The hostel rooms have two room types which provided different living experience.

One room is hotel loft room another one is hostel room, both of them installed toys panel and fabric panel

which used for exhibiting toys repairing process and absorbing the noise produced from recycling process.

The recycling area is divided into three levels according to the recycling process, categorizing, repairing and packaging.

These levels were linked by grain elevator which is originally used as transporting grain.

The grain elevator re-shaped and relocated in order to complete the toys circulation.

The repaired toys will export to other families in need after repairing.

Besides, the silos is used for F&B and circulation, which is open access for guests to enjoy the unique experience in silos.

麪粉廠分為房間、大堂、餐廳筒倉及進行回收的樓層。

房間分為兩種房型以提供不同的住宿體驗。一種是二人房間;

另一種是多人宿舍房間,兩種房間都設有玩具板和布料牆板以分別展示玩具回收的過程和吸收噪音。

回收樓層則依程序分為三層:分類、維修和包裝。這三層由管道連接,管道的原本作用是運作麪粉之用。

重新連接後,管道用以傳送玩具到下一層以方便回收。

PROJECT SITE

Machine Extension 

The machine extension is used to scoops the grains to the 2/F directly from the cargo shipment before the reclamation. After reclamation, it scoops the grains directly from the cargo trucks.

Interior Grain Elevator 

The grain elevator scoops up grain from a lower level and deposits it in a silo or other storage facility. It usually constructed of steel or reinforced concrete.

Ten Silos 

The silos is a tall cylindrical structure, typically next to a barn, in which produced and stored the wheat and grains. In Kowloon Flour Mills, the only flour mills located in Hong Kong urban area, there are ten existing silos for storing wheat and grains, it becomes the landmark of Kwun Tong industrial area.

HOSPITALITY EXPERIENCE

Check in Lobby 

The check in lobby have various tones of terrazzo and marble as the wall finishing and flooring finish. Left hand side of the lobby is lift lobby and right hand side of the lobby is toys feature which pipes are full of toys.

Lighting Test of Lift Lobby 

The lighting test is used to test which location of spotted light can leading the guest to the lift entrance. The middle photo which casting the light in the middle can create a strong mysterious feeling.

The Flooring Pattern Between the Columns 

The flooring pattern is in circle shape and the material is different levels of blue terrazzo. The details of the flooring pattern enhance the level of hospitality and showing the route from check in lobby to lift lobby.

The Elevation of the Hotel Level 

The elevation showing the elevation of hotel level. The wall finish is white marble and blue marble. The room doors is the recycled doors with blue color which have the beautiful patterns on it. The toys panel between rooms exhibited the repaired toys in a artwork form.

The hotel room is divided into four parts:

sleeping area, bathroom, storing room and the living room. 

The main color of the room is blue, which represent the hospitality in my project. The material is used concrete as the raw material, the soft wall panel can absorbing noise from rooms or the corridor and provided a better sleeping quality for the guest.

The two side of hostel level are the hostel rooms with screen doors and curtains in order to provide appropriate level of privacy. In the middle of the corridor, there are some tables and chairs which allows the guest working or resting there.

The hostel room have three bunk beds. Every bunk bed is installed retractable table, lighting, screens, steps, etc. The main material of the room are woods and weaved wall finish. The weaved wall finish is used to absorbing sound as it is a soft material. The screen doors separated the rooms and corridor and provide appropriate level of privacy. If the guest wants, they could extend the room size by opening the screen doors.

RECYCLING EXPERIENCE

The void in the recycling area enhance visual communication between levels and also the staff can communicate directly through the void. It gives the emptiness to the recycling area and transparent working environment for the staffs.

Categorizing the Toys into Hard Toys & Soft Toys 

The staff categorizing the toys into soft toys and hard toys through the conveyor belt. This can help the another level to repair the toys more effectively.Then, the categorized toys will be transport to lower level through the pipes.

Repairing the Toys 

In this level, the staff received the categorized toys and start repairing. Once they found some broken and cannot be repaired, those toys will be sent to the crushing silo to recycle the plastic. Those can be repaired will send to lower level for categorizing and packing again.

Packing & Re-distribution 

Linking the Recycling Area & Hospitality 

 

Fabric Installation absorbing noise pollution 

The fabrics installation installing in the void is used for absorbing the noise pollution from the recycling process. Besides, it gives layering in the void and leading people to walk through the staircase.

Bringing More Sunlight to Interior 

The void can helps bringing more sunlight to interior.

The big opening of the void enhance sunlight quality and natural ventilation in order to reduce electricity usage.

While the guest walking upstairs or downstairs, they can enjoy the view of Kwun Tong Pier.

Also, they can observe the recycling process at the same time.

The F&B Silos 

Each level of F&B silo have 3 tables with 8 seats. Those tables are arranged along the centre of the silo.

A chandelier is installed in the centre of ceiling for mood lighting as the collage shown.

Besides, the kitchen silo is connected between the F&B silo and private silo which provided services to these two silos.

The Private Dining Silo

The private dining silo is double the ceiling height than others, which gives a stronger sense of

the depth of silo for guest. Also, the private dining silo have a big window which allows the natural light pass through. It also gives the space a elegant atmosphere.

Plastic Crushing Silos 

The plastic crushing silo is mainly used for crushing the plastics and transporting the crushed plastic to ground level. Those plastic toys that cannot be reused will be sent to these silo for crushing then transport to other silo and pour to ground floor by passing through the pipes. After the whole process, the crushed plastic will be sent to reuse center.

TOYS PANEL STUDY

 

This study is about the color combinations and arrangements of toys panel. The panel would be installed on the hostel and hotel level for exhibiting the repaired toys and show the recycling process. The toys color is matching with the background color and pops up the original color of the toys. Also, for the arrangements, I tried radiation pattern and line arrangement in order to find out which one is the most eye-catching one. 

PROCESS REPORT

RESEARCH PART

 

 

Investigation the transformation of the export hub system and 

its effect to surrounding industrial area after relocation of factories and airport.

RESEARCH PROBLEM

Hong Kong economy was relying on secondary industry before 1990. Hong Kong manufacturing industry was rise and decline in past decade, this affected the export performance of local products. Hong Kong have tried to hold some activities used to promote the local products to local citizens and overseas buyers. Hong Kong Products Exhibition and Hong Kong Festival were the examples of those activities which promoting “Made in Hong Kong”. Moreover, Hong Kong citizens liked to use imported goods because of the good image of foreign countries. 

 

Since 1978, China adopted “Reform and Opening up Policy”, allowed entrepreneurs to start their business and opened up for foreign investment. Therefore, most of the Hong Kong-owned manufacturing firms moved their production lines to China. The offices in Hong Kong became the supporting function. Hong Kong had changed from secondary industry to tertiary industry, the export industry was also changed from export to re-export since the relocation of factories. Since most of the factories and the production lines were moved to China, the industrial buildings in Hong Kong had changed into other application with the Revitalized Industrial Building Scheme.

Q1     To what extent the relocation of factories affect the manufacturing industry in Hong Kong? 

Q2     How much the export hubs are being transformed these years? 

Q3     What is the urban planning is being used for logistics?

THE EFFECTS ON SURROUNDING COMMUNITY

Kwai Fong Industrial Area and the Container Terminal

 

The Kwai Tsing Industrial Area is a combination of carparking, industrial building and warehouses. As the industrial area is mainly for warehouses and logistic firms, a lot of container trucks and vans always getting in and out from the district to the container terminal or the Chek Lap Kok airport. Sometimes the trucks and vans caused traffic jams on the street because of the loading and unloading activities. 

Logistic-oriented 

The combination of carpark and warehouses with industrial buildings operated and became a industrial area which is logistic-oriented. The container trucks could be parked in carparks during night time or holidays. Warehouses can store the goods for transporting to other areas or gathering the goods. Those carparks and warehouses are around the container terminal and the industrial buildings to ensure it is the shortest distance for transporting goods. It is an effective way for those companies to reduce the transportation cost and the estimated duration for transportation. 

The relocation of factories and airport bring in the warehouses and logistic firms to Kwai Tsing area. After years of development, Kwai Tsing area had been a logistic-oriented district with a comprehensive system. 

East Kowloon Industrial Area and the Kai Tak Airport

 

Before the Kai Tak Airport was demolished, there were a number of warehouses located in East Kowloon industrial area. According to the reclamation map of East Kowloon, Kai Tak was built earlier than Kowloon Bay and Kwun Tong area. In this case, when the airport was still working, the function of these districts was to support the operation of export industry in airport. San Po Kong, Kowloon Bay and Kwun Tong have become a community which manufactured industrial products and export to overseas through the export hub: Kai Tak Airport. 

Also after relocation of airport and factories, some of the warehouses moved to Kwai Tsing and some are still staying in East Kowloon, some of the industries were still keeping their production lines in Kwun Tong. There were few groups of industrial buildings still in East Kowloon which created a industry-oriented district.
